Epoxy failures are almost never the epoxy — they are the preparation. A coating that peels in sheets after one winter was applied over a slab that was not ground, not etched, or was passing moisture. This works out the kits and primer, and prices a DIY kit against a professional system so the difference is visible.

The formula

Coverage needed = floor area × number of coats, plus a waste allowance because porous concrete absorbs more than the label figure. Kits = coverage ÷ 500 ft² per kit. Primer covers about 300 ft² per gallon; etching solution about 250.

Choosing materials

  • Two coats, not one. A single coat is a colour rather than a floor — it wears through at the tire tracks within a season and cannot be spot-repaired.
  • Do the plastic sheet test before buying anything. Tape a two foot square of plastic to the slab overnight; if there is moisture underneath in the morning, the slab is passing water vapour and no coating will stay on it.
  • Acid etching is the DIY minimum and diamond grinding is what makes a floor last. That single difference is most of why professional coatings run 15 to 20 years and kit floors run 3 to 5.
  • Hot tires are what lift cheap coatings. Water-based kit epoxies soften under a warm tire and pull away; 100% solids epoxy and polyaspartic do not.
  • Temperature matters more than the instructions suggest. Below about 55°F epoxy will not cure properly, and a garage floor is colder than the air in it — check the slab, not the thermometer on the wall.

How much epoxy for a 2-car garage?

A 24x24 garage is 576 ft². At two coats that is about 1,267 ft² of coverage with waste, so three 500 ft² kits, plus primer and etching solution.

How many coats of epoxy does a garage floor need?

Two, minimum. One coat is a colour that wears through at the tire tracks in a season. Three is worth it in a shop where things get dragged across the floor.

Why does garage floor epoxy peel?

Almost always preparation or moisture. Concrete that was not ground or etched gives the epoxy nothing to key into, and a slab passing moisture vapour pushes the coating off from underneath regardless of prep.

What does an epoxy garage floor cost?

DIY kits run $2 to $4 per square foot in material — $1,200 to $2,300 for a two-car garage. Professional polyaspartic or 100% solids systems run $5 to $12 per square foot installed, and last four times as long.

Is DIY epoxy worth it?

For a garage that stores things, yes. For one that parks hot cars year-round, the kit coatings soften under tires and lift. The professional systems exist because the cheap ones fail in exactly that situation.

Do I need to etch or grind the concrete?

One or the other, always. Etching with acid is the DIY route and opens the surface enough for a kit coating. Diamond grinding is mechanical, far more thorough, and is what every professional system requires.
