Hardwood is sold by the square foot and installed by the square foot, but the two numbers are not the same — you order 10% more than the room measures, because every row ends in a cut and some boards get culled for defects. This works out what to order and prices it against the alternatives.

The formula
Area = length × width. Ordered = area plus the waste allowance, 10% for straight lay and more for diagonal or wide-plank layouts. Quarter round runs the room perimeter, one transition per doorway.

Choosing materials
- Order 10% over for a straight layout, 15% for diagonal or herringbone, and more for very wide planks where a single defect wastes a longer board.
- Acclimate the wood in the room for at least three days before installing — longer in a humid climate. Flooring laid straight off the truck cups or gaps within a season as it reaches equilibrium.
- Leave a 1/2 in expansion gap at every wall, hidden by baseboard or quarter round. Solid hardwood moves with humidity and a floor laid tight to the walls buckles in summer.
- Solid hardwood can be refinished several times over 50 years or more; engineered can usually take one sanding, and some thin-veneer products none at all. That is the real difference between them.
- Subfloor flatness matters: within about 3/16 in over 10 ft. Hardwood over a wavy subfloor squeaks, and the squeak cannot be fixed from above.
Common questions
How much hardwood flooring do I need?
Your room area plus 10% for a straight layout. A 300 ft² room needs 330 ft² ordered. Go to 15% for diagonal or herringbone patterns, and more if the boards are unusually wide.
How much does hardwood flooring cost installed?
Material typically $5 to $12 per square foot for solid oak, more for exotic species. Installed, expect $10 to $20 per square foot including underlayment, trim and finishing.
Solid or engineered hardwood?
Solid can be refinished many times and lasts generations, but moves with humidity and cannot go below grade. Engineered is more dimensionally stable, works over concrete and in basements, and can usually be sanded once.
Do I need to acclimate hardwood before installing?
Yes, at least three days in the room where it will be laid, with the heating or cooling running as it normally would. Skipping this is the single most common cause of gapping and cupping in the first year.
How much waste should I allow?
Ten percent for straight lay in a rectangular room. Fifteen for diagonal, herringbone, or rooms with lots of closets and jogs. The offcut at the end of each row is the bulk of it.
Is hardwood worth it over LVP?
Hardwood costs roughly twice as much and can be refinished rather than replaced, which over a long ownership makes it cheaper. LVP is waterproof and hardwood is not — in a kitchen, basement or with large dogs, that usually settles it.
