Septic systems are sized by bedroom count, not by how many people live in the house — health departments assume a bedroom might one day hold two occupants. The tank follows from that; the drain field follows from your soil, and clay can nearly double the area you need. This gives you both, plus the installed cost.

The formula
Design flow = bedrooms × 150 gallons per day, uplifted 25% if a garbage disposal is fitted. Tank capacity holds two days of flow, with a 1,000 gallon minimum in most jurisdictions. Drain field area = design flow × 1.2 ft² per gallon, adjusted by soil: about 0.6× in sand and 1.9× in clay.

Choosing materials
- Bedroom count is the legal basis, not occupancy. Adding a bedroom later can require the whole system to be resized, which is why sizing up at install time is cheap by comparison.
- The perc test is what the permit is actually issued against. Do it before you buy the lot if you can — a failed perc can make a parcel unbuildable, and it happens.
- Clay soils need roughly twice the drain field. Where there is not room, the answer is a mound system or an engineered treatment unit, both of which cost two to four times a conventional system.
- Keep vehicles, structures and trees off the drain field permanently. Compaction ruins the soil structure the field depends on, and roots find the laterals and block them.
- A garbage disposal raises flow by about a quarter and puts far more solids into the tank. Some jurisdictions require a larger tank when one is fitted, and every system with one needs pumping more often.
Common questions
What size septic tank do I need?
1,000 gallons for up to three bedrooms, 1,250 for four and 1,500 for five in most jurisdictions. The tank holds about two days of design flow, and 1,000 gallons is the floor almost everywhere regardless of house size.
How big does the drain field need to be?
It depends entirely on your soil. For a three bedroom house, roughly 600 ft² in loam, 350 in sand and over 1,100 in clay. The perc test on your lot is what determines the number the permit is issued against.
Why is a septic system sized by bedrooms?
Because occupancy changes and bedrooms do not. Health departments assume up to two people per bedroom for the life of the house, which makes the sizing conservative and independent of who happens to live there now.
What does a septic system cost?
A conventional system for a three bedroom house typically runs $6,000 to $15,000 installed depending on region, soil and site access. Mound and engineered systems for poor soils run $15,000 to $30,000 or more.
Does a garbage disposal affect septic sizing?
Yes — it raises design flow by about 25% and puts substantially more solids into the tank. Some jurisdictions require a larger tank when one is installed, and every system with a disposal needs pumping more frequently.
How often does a septic tank need pumping?
Every three to five years for a typical household, sooner with a garbage disposal or a full house. Pumping is a few hundred dollars; a drain field ruined by solids carryover is a system replacement.
