Wainscoting is priced as panels but built as trim — the chair rail, baseboard and shoe usually cost more than the panels they frame. This works out the sheets, the three runs of trim, and prices sheet panel against board-and-batten, which looks better and takes three times as long.

The formula
Run = room perimeter minus about 3 ft per door opening. Area = run × wainscot height. Panels = area ÷ 32 ft² per 4x8 sheet, plus waste. Chair rail, baseboard and shoe each run the full length. Board and batten uses battens at 16 in centers instead of sheets.

Tall wainscot nearly doubles the panel count. It suits a room with high ceilings and overwhelms a standard 8 ft one.
Choosing materials
- A third of the wall height is the proportion that looks right: 32 to 36 in in a room with 8 ft ceilings. Exactly halfway up is the classic mistake and it reads as unfinished.
- Set the chair rail height off the room, not the panel. Measure down from the ceiling in a room with a level ceiling and up from the floor in an old house with a level floor — whichever is straighter.
- Trim is the cost. Three runs — chair rail, baseboard, shoe — around the same perimeter, and every one has mitered corners and coped inside joints.
- Prime the back of the panels before installing. Unsealed backs absorb moisture from the wall and the panels cup, particularly in a bathroom or an older house.
- Board and batten is the better-looking option and costs about the same in material. It costs far more in labor, because every batten is measured, cut and set individually.

How high should wainscoting be?
About a third of the wall height — 32 to 36 in in a room with 8 ft ceilings. Taller wainscot at 54 to 60 in works in rooms with 10 ft ceilings. Exactly halfway up looks unresolved in any room.
How many panels do I need?
Divide the wainscot area by 32 ft² per 4x8 sheet and add 15% for cuts. A 14x12 room at 34 in high is about 130 ft², so five sheets.
What does wainscoting cost?
Material typically $8 to $18 per linear foot of wall including panels and all three runs of trim. Installed by a carpenter, $25 to $50 per linear foot depending on the profile and how many corners the room has.
Sheet panel or board and batten?
Sheet panel goes up in an afternoon and costs less in labor. Board and batten looks better and more custom, uses similar material, and takes three times as long because every batten is individually cut and set.
Do I install wainscoting before or after the floor?
After the floor if possible, so the baseboard sits on the finished surface and hides the expansion gap. If the floor comes later, hold the baseboard up by the flooring thickness and plan for shoe molding.
Can I install wainscoting over existing drywall?
Yes, that is the normal approach. Find the studs, glue and pin the panels, then cover the top edge with chair rail and the bottom with baseboard. No demolition needed.
